Johnson & Johnson is recruiting for a New Brunswick Properties Manager for New Brunswick, NJ.

The Manager for New Brunswick Properties will be responsible for the oversight of J&J’s non-HQ New Brunswick properties and their respective operations, including the day to day relationship management for Hyatt (hotel management services), Kilmer Square property manager (Keating Management Services) and others.
The Manager will act as overall owner’s representative, responsible for overall performance including operational, financial and guest experience related to J&J’s 288 room hotel. Owns the relationship with hotel property management firm (Hyatt) to maximize profitability, enhance guest experience to create the destination of choice for both J&J travelers and conference/meeting planners.
The Manager will also be responsible for overall performance including operational, financial related to J&J’s mixed-use commercial property known as Kilmer Square. Owns the relationship with property management firm (Keating Management Services), tenant leasing agent (CBRE) and New Brunswick Development Corp (DevCo) to maximize the profitability, operational efficiency and tenant experience for the property. Works in collaboration with all external parties and the HQ FM staff to ensure properties are maintained in a safe, compliant manner, including the development & maintenance of business continuity plans. Develops long range and annual capital investment plans to ensure properties and their infrastructure are appropriately upgraded and properties remain “fit for use”. Works in conjunction with HQ FM and Finance to develop business case for required capital investments and sponsor appropriation requests through the capital governance process. Works in conjunction with Global Real Estate and Global Design Office teams to explore and develop opportunities to deploy appropriate branding and innovation concepts across these properties.

Qualifications


A minimum of a Bachelor's Degree is required. An advanced degree is desirable. A minimum of 6-8 years of work experience is required. Experience in property management or hospitality industry is preferred. Expert in property management is required. Knowledge of hotel management, preferably to include at least one or more of the following: hotel development, startup and operations is required. Broad understanding of hotel, retail, and commercial property environments is required. Managerial experience is required. Expert in financial management, specifically as it relates to these property types is required. The ability to be strategic and creative thinking to develop innovative solutions for these property types is required. Business acumen, analytical decision making, design and problem solving, financial analysis and business case preparation are required. Project management experience required. Ability to influence through a matrix organization and leadership of people and planning processes is required.
Qualified candidate must be results driven, customer focused, strategic thinker, and have a vision. Ability to communicate well with Senior corporate, finance & business leaders, HQ FM leadership, External Community Leaders and external providers and all guests, tenants and users of these specific properties required.

This position will be based in New Brunswick and may require up to 10% travel.
