Qualifications: Facilities Operations and Maintenance Department is seeks to hire a highly motivated professional to join its team. The successful candidate must demonstrate a service oriented work ethic with experience in managing multiple tasks and changing priorities. Must possess strong interpersonal skills, leadership potential, decision making, problem solving as well as strong oral and written communication. The successful candidate must have or obtain NYS Asbestos Project Monitor certification (within 6 months of hire) and must have or obtain NYC & NYS Asbestos supervisor license. Must become a “lead competent” person within 6 months of hire. Position will require NYC certificates of fitness to be obtained within 12 months of hire not limited to fuel tanks, S-12 Sprinkler System, S-13 Citywide Standpipe, P-98 Supervise Piping in Buildings, compressed gas, air compressor, air receiver testing. The successful candidate must become medically qualified for respirator use within 1 month upon acceptance of the position. This person will be required to become an SCBA trainer and will also be responsible to maintain inventory of onsite chemicals using the Chemical Inventory System. Candidate must have knowledge of EMIS spill reporting and must successfully complete training in the areas of Hazardous Waste Generator, Hazardous Waste Transporter, Hazmat Technician and Incident Commander. Candidate must demonstrate 5 – 7 years’ experience and proficiency in HVAC operations and maintenance, plumbing, snow plowing, building operations, troubleshooting electrical and pneumatic control systems. Bachelor’s degree required but preferred in Facilities and related field. Minimum five years’ Supervisory experience required but preferred in Facilities related work. NYC Refrigeration Machine Operators License required. Familiarity with Oracle systems used to order and track vendor payments and must be proficient with Microsoft Office packages required on intermediary level.

In addition to the above the successful candidate must complete the following training for access to 128 West End Avenue:

ONL0050 - Bulk Power System Cyber Security

The successful candidate for this position must have a valid driver’s licenses and be able and willing to travel within the company service territory and as needed.

The position requires extensive walking, bending, crawling, stair and ladder climbing. Must be able to work outside in inclement weather. Must be respirator qualified. Available to work a flexible schedule and respond to emergencies 24hrs a day, 7 days a week as required.


Responsibilities: The primary function of this position is to supervise mechanics performing operations and maintenance work at 128 West End Avenue. Candidate will be expected to work full rotating shifts including some holidays. Will supervise around the clock operation and maintenance of all plumbing, heating, ventilating, air conditioning, BMS, fire alarm, and mechanical equipment at West End Avenue. Responsible for safe and efficient operation of the building systems, is the primary department representative after normal business hours and is responsible for training and development of staff. Creates requisitions for procurement of materials and services using the Oracle system for repairs of the physical plant. Prepares operating and work schedules in Mainsaver for all work assignments to maximize productivity, coordinating all trades and provides direction to ensure minimum disruption to normal business operations. Performs Contractor Oversight and completes (CFOR’s), and (CER’s). Enforces administrative policies, operating procedures and Environmental Health and Safety (EH&S) policies. Conducts monthly safety meetings, conducts Job Site Safety Evaluations and resolves customer or client complaints. Administers the collective bargaining agreement as appropriate and reviews completed work adhering to company policy and standards. Works with Facilities Engineering on all building projects and develops ESR’s, (Engineering Service Requests), to improve building services. Conducts fire and evacuation drills and is responsible for maintaining all departmental goals and KPI’s. Monitors O&M and capital expenditures to ensure budget guidelines are met. In addition, the selected candidate will monitor O&M work which includes maintenance and periodic testing of critical buildings systems not limited to fire safety, security and emergency power supply systems. Provides oversight, monitors and evaluates performance of direct reports and contractor personnel. Successful candidate will be required and is expected to respond to items of concern or incidents outside of the normal work shift including weekends. This individual will also take on the role of Incident Commander, lead competent person, asbestos project supervisor and project monitor as required. Works with Security Services to ensure that guard services are required. The successful candidate must take on the position of Fire Safety and EAP Director.
